2024 saw a near complete change in the HOA Board. Our focus is on making our community better, planning for our future and tackling some lingering issues. We believe the best way to do this is to foster an environment of neighborly friendship. Thank you to all who have made this possible in 2024, and we look forward to working with everyone next year to continue building community.

October HOA Board Meeting key points:

  • SABINO TOWNHOUSE ASSOCIATION
  • Minutes of the Board of Directors meeting of the Sabino Townhouse Association, Tucson, Arizona, held via Zoom on October 23, 2024 at 6:00 PM Arizona.
  • Bel Garcia called the meeting to order at 6:05 PM.
  • Board members present: Joanna Satorius; Tim Makinen; Delane Bell; Michelle Arriola; Marco Agnesi; Kelly Taylor.
  • Board members absent: Doug Fox
  • Others present: Bel Garcia, Copper Rose Community Management
  • After a brief discussion, a call for a motion to accept the July 3rd and July 31st, 2024, board meeting minutes as presented was made.
    • Tim Makinen so moved, seconded by Marco Agnesi. Motion carried.
  • Management presented the financial report as follows: Alliance Checking

  • After a brief discussion, a call for a motion to accept the August and September 2024 financial report as presented and to combine the “Cont/Small Prog Res Cont” reserve line item into the general reserve was made.
    • Delane Bell so moved, seconded by Joanna Satorius. Motion carried.
  • Management presented an overview of the Crime Transparency Act (CTA); it is a federal requirement that HOAs register with FinCEN (Financial Crimes Enforcement Network).
  • Management presented landscape maintenance bids from Triple M Landscaping ($1,500/m; quarterly cleanup of north and south areas, $625/q; overseeding 43,000 sq ft of lawn, $2,800) (this bid is to cover a quarter of the property each week – roughly a fourth of the previous effort)
  • Yellow Sage Landscaping ($9,900/m, overseeding 43,000 sq ft of lawn, $6,880).
  • After a brief discussion, a call for a motion to accept the bid from Triple M Landscaping.
    • Joanna Satorius so moved, seconded by Marco Agnesi. Motion carried.
  • Management reported that the board will be requesting bids to resurface the pool in the fall of 2025.
  • Management reported that the board will be requesting bids to resurface the tennis court to include adding pickle ball lines.
  • Management presented the 2025 budget with a 3% increase in the assessment rate to include commissioning a reserve study. After a brief discussion, the board called for a motion to approve the
  • 2025 budget setting the annual assessment rate at $3,150 for each lot.
    • Delane Bell so moved, seconded by Kelly Taylor. Motion carried. Michelle Arriola voted No.
  • The next board meeting will be on Wednesday, November 20, 2024.
  • The business meeting adjourned at 7:18 PM.

The HOA Board does not normally meet during the summer months but is considering doing so this year. However, our management is always available for questions and can forward them to the board if needed by email.
